Licensing Requirements

New Agent License

Learn what is required in Idaho to obtain a real estate license.

  • Be 18 years old
  • Have a high school degree or GED
  • Not have been convicted of a felony or a misdemeanor involving fraud, misrepresentation or dishonest or dishonorable dealing. If you have, and five years have elapsed since your punishment, then you can apply to the Idaho Real Estate Commission for permission to get an Idaho license. Similar restrictions apply if you've been disciplined with respect to a previous real estate license or another professional license.
  • Complete the 45-hour Real Estate Sales Pre-license Module 1 course and then the 45-hour Module 2 course (register here) and pass an exam for each course
  • Pass a fingerprint background check (submitted at the time taking state license exam)
  • Pass the state license exam (register here)
  • If you are currently licensed in another state or have previously taken classes, please contact the Idaho Real Estate Commission at (208) 334-3285 to see if they will waive some requirements

Broker License

Once you have earned your real estate license, you might consider obtaining your broker license. Below are the basic requirements in Idaho to become a broker.

  • Engage in "active real estate" for at least 2 years. 15-20 closed sales resulting in over $2 million in total sales volume generally meets this requirement.
  • Complete a broker education path. We teach Broker Management, Real Estate Law, Real Estate Finance and Real Estate Valuation & Analysis which fulfill the requirement (register here). Each class requires an exam.
  • Pass, again, a fingerprint background check (submitted at the time taking state license exam)
  • Pass the state license exam (register here)
